Our caretakers regularly visit the buildings. We conduct a minimum of two in-suite inspections per year.
What happens when a tenant moves out?
A suite is rented as soon as possible pending any repairs or renovations required.

What is your current vacancy rate?
The vacancy rate fluctuates with the Saskatoon market. Click here for a Vacancy Rate report from CMHC from 2021 – 2020. The vacancy rate for a LaRoche McDonald managed property is consistently lower than the Saskatoon market vacancy rate.
How long are your properties typically vacant?
Vacancy rates are often dependent on the local market, however, we do our absolute best to ensure that units are filled as quickly as possible.
What percentage of your tenants renew?
Many of our tenants remain after their initial 6-month term lease.

How do you collect rent from tenants?
Pre-authorized debit, cheque, money order, cash, direct debit, e-transfer, and online payment through some financial institutions.
When do you send payment each month?
By the 20th of each month.
What happens if my/a tenant doesn’t pay rent?
We follow up with notices and calls to the tenant and follow guidelines set out in The Residential Tenancies Act.
How do you market properties?
We list vacancies on our website as well as utilizing Kijiji,

We have thorough guidelines in place to secure the best applicant for each location.

Do I have any control over the lease agreement?
We use standard comprehensive agreements for all our properties.
