Finance & Administration
- Continual, effective communication with condominium owners & board personnel, contractors and other personnel involved with completion of work.
- Maintain accurate bookkeeping for the corporation’s accounts.
- Annual budget proposal with consideration of possible long-term expenses to the corporation.
- Assist in reserve fund planning, funding & facilitation of investment recommendations for the board.
- Assist auditors in preparation of audited financial statements and tax returns.
- Co-ordinate and oversee all service contracts, insurance renewals, reserve fund studies and audits.
- Assist the corporation in the enforcement of the By-laws.
- Plan and prepare agendas and reports for board meetings and annual general meetings.
- Ensure Information Services Corporation (ISC) is up to date with board member information.
- Prepare estoppel documentation for sales/refinancing purposes.
Availability
- Maintain a 24-hour emergency telephone service and handle emergencies, as per the agreement.
- Inspection of the common property.
- Field calls and emails from owners and assist with any problems pertaining to the corporation, the common property, by-laws, and rules and regulations.
- Attendance of board meetings and Annual General Meetings of the corporation.
Maintenance & Repairs
- Manage and co-ordinate short-term unplanned/emergency repairs as well as major renovations.
- Facilitate the acquisition and installation of equipment, supplies, and material needed for regular maintenance as required, upon direction of the board.
- Arrange for fire equipment inspection through accredited agencies.
- Preventative inspections by professionals when/if needed for common areas.
