What utilities are included in the rental cost?

Water & heat are included in the rent. Electricity is the tenant’s responsibility.

Is renters insurance required?

What payment methods are accepted for rent?

Monthly pre-authorized debit, or our online portal.

Will my rent ever increase?

As per The Residential Tenancies Act, your rent will not increase during the first 12 months of your tenancy. Rent may increase as part of the lease renewal terms.

Do you allow subletting?

We do not encourage assignment or subletting as you remain on the Lease and legally responsible for any damages.

Are pets allowed in the suites?

No, pets are not allowed in the suites.

Is smoking allowed in the suites?

Smoking, vaping, or similar activities are not allowed in our buildings, common areas or individual suites

What changes can I make to my apartment?

You are not allowed to make changes to your suite.

How do maintenance requests work?

Please contact the caretaker of your building for all maintenance and emergency issues.

What is the guest policy?

The office must be notified of guests staying longer than 72 hours (3 days).

How much notice do you provide before a representative shows up at the property?

As per The Residential Tenancies Act, you will be provided a minimum of 24-hour notice of entry unless during emergency situations.

What are the limits for people that can live in a suite?

Rents are based on a maximum 2-person occupancy. Surcharges apply to additional persons.

How many parking spots come with a suite?

Most all suites come with one dedicated, electrified parking stall. Apart from that, there is street parking.
