Rental Questions

Application

No, there is no application fee required to apply.

All applications undergo a thorough reference check.

Depending on your application, a co-signor may be needed.

Lease Terms & Payment

Security Deposit is equal to 1 month’s rent. Half is due upon signing the lease, balance due with 60 days after move-in date.

All leases are initially 6-month term lease, after which convert to month to month.

Water & heat are included in the rent. Electricity is the tenant’s responsibility.

Monthly pre-authorized debit, cheque, money order, cash, direct debit, e-transfers, and online payments through some financial institutions.

As per The Residential Tenancies Act, your rent will not increase during the first 12 months of your tenancy. You will receive a 6-month notice of any rent increase.

We do not encourage assignment or subletting as you remain on the Lease and legally responsible for any damages.

Rules & Regulations

No, pets are not allowed in the suites.

Smoking, vaping, or similar activities are not allowed in our buildings, common areas or individual suites

You are not allowed to make changes to your suite.

Please contact the caretaker of your building for all maintenance and emergency issues.

Caretakers must be notified of guests staying longer than 72 hours (3 days).

As per The Residential Tenancies Act, you will be provided a minimum of 24-hour notice of entry unless during emergency situations.

Rents are based on a maximum 2-person occupancy. Surcharges apply to additional persons.

Most all suites come with one dedicated, electrified parking stall. Apart from that, there is street parking.
